ONE PARTY
One party
Nobody else is on the property while you are here — no other guests, and no staff coming through. The one exception is the caretaker, who joins you to put the tent up and take it down.

What we ask of you
The instruments, and the sound
The piano and the drums are part of the house, in a double-glazed room. The area is residential, so please play with the windows closed and keep the volume down at night.
Smoking outside
The building is entirely non-smoking. Please smoke on the deck, where there is an ashtray.
The pool is summer only, and unsupervised
Open from June to the end of September, until 21:00. There is no lifeguard — children in the water only with an adult.
The bath and the sauna close at 22:00
The open-air bath and the sauna are available until 22:00. The sauna needs to be booked in advance.
The grill has its place
A BBQ grill set can be rented for ¥3,000, charcoal included — ask when you book. Use it on the terrace, and keep water within reach.
Keep to the numbers
Up to ten people may stay. If friends are joining for the day, please ask us first.
Voices carry at night
The house sits on a hillside, and at night voices carry surprisingly far. Please keep it down outdoors. Indoors, and quietly, you are welcome to stay up as long as you like.
No pets
We are sorry, but pets cannot be accommodated.
HOW THINGS WORK
How things work
The Swedish sauna
By reservation, and until 22:00. About forty minutes from switching on to the right temperature; the full instructions are in the folder indoors. Keep drinking water.
The jacuzzi
Filling and temperature are explained in the folder indoors. Please do not add bath salts or oils.
The barbecue
The grill set is rented for ¥3,000 with charcoal included — ask when you book. Let the ash cool afterwards, then put it in the bin provided.
SAFETY
Where the extinguishers are
You have the place to yourselves while you are here, so it is worth knowing where the extinguishers are. When you arrive, find at least the nearest one.
Extinguisher — ground floor
Kept in plain sight on the ground floor with its instruction board: pull, aim, squeeze — the three steps are printed on the board.
Extinguisher — the landing
A second one on the landing, so that noticing something upstairs does not mean running the whole way down first.
Smoke alarm
A smoke alarm is fitted to the ceiling. If it sounds, go outside first — everyone onto the lawn before anyone thinks about putting anything out.
Fire and ambulance is 119. The address is on the access page and in the note we send once your booking is confirmed. Put barbecue charcoal out before it goes in the bin, and check the fires once more before you leave.

No. This property, “Ys Base Kawana / Kaiyukan”, is a whole-house vacation-rental villa in Yoshida (Kawana area), Ito, Shizuoka. It has no connection to the Osaka Aquarium Kaiyukan in Osaka — they simply share a name.
On a hill above Sagami Bay in Yoshida (Kawana area), Ito, Shizuoka. The nearest station is Kawana on the Izukyu line, about five minutes by taxi; it is about two and a half hours from Tokyo by car, and fifteen minutes from Ito Station. Free parking for five cars, and an AEON MaxValu supermarket about three minutes away by car.
About two hours from Haneda, three and a half from Narita. Take the train or the Airport Limousine coach as far as Tokyo or Yokohama, then the Odoriko limited express — or the Shinkansen and the Ito line — to Ito, in 100 to 120 minutes. From Ito it is two stops on the Izukyu line to Kawana, about seven minutes, and five minutes more by taxi. With a lot of luggage, a taxi straight from Ito station takes about fifteen minutes.
The whole house, per night (tax incl.): ¥78,000 on weeknights (Sun–Thu) and ¥90,000 on weekend nights (Fri, Sat and eves of public holidays). 6 guests as standard, up to 10; beyond 6 it is ¥10,000 per extra guest per night. One party a day, check in at 15:00 and out at 11:00. A garden tent stay and introductory diving are available as options.
You choose when you book: pay on-site, or pay now by credit card. Choosing the card takes you to a secure payment page (Stripe). On-site is the default. Card details are never handled by this site.
Not strictly. Kawana station is about five minutes away by taxi, Ito station about fifteen. But the house stands on a hill, the AEON MaxValu supermarket is three minutes away by car, and there is free parking for five. We do not run a shuttle from the station.
Infants sharing a bed do not count; any child using their own bedding does. Tell us the make-up of your party when you enquire and we will work it out with you.
6 as standard, prepared to match your party. Beyond 6, and up to 10, we can add bedding at ¥10,000 per person, per night.
Yes, throughout the house — enough for video calls if you are here for an offsite.
The AEON MaxValu supermarket is about three minutes away by car. The kitchen and the grill are yours to use.
Read in the conservatory, play in the music room, sit in the Swedish sauna, then the jacuzzi. This is a house with plenty to do indoors.
There is a grand piano and a drum kit, in a double-glazed, sound-insulated room. The surrounding area is residential, so please keep the windows fully closed while you play and finish by around 10 pm. The instruments are valuable, so we ask that you handle them with care.
Summer only — June to the end of September — and until 21:00 in the evening.
Both are options. The tent goes up on the lawn, pitched with the caretaker after you arrive and taken down together at check-out; putting it up and taking it down are the experience. It sleeps four. On a tent-only stay the house stays locked: the pool, the open-air bath and a shower are yours; the sauna is not. The diving runs from a first dive in a pool to one in the sea, and on to a certification course, always with an instructor; on the first dives equipment hire is included. The prices are under options on the rates page — ask for either when you book.
